The road into Dunkeld crosses an arched stone bridge over the River Tay, and the Atholl Arms stands right at its head, where the bridge traffic gives way to the cathedral town's Main Street beyond. Behind the front door is an AA four-silver-star hotel and restaurant, its upper rooms looking down onto the water. It takes no guests under eighteen. For two people who want the town within walking distance and nothing scheduled.
There are eleven rooms in the house, which is why nobody queues for a table at the RiverView Restaurant or a seat at Z's Bar & Bistro. Seven face the Tay directly; the rest, the Comfy doubles, keep their large original windows turned onto Main Street or the back of the building instead. The house is listed, so the stairs stay stairs — there is no lift to either upper floor, and the team carries the bags. Every room runs its tea tray on a Nespresso machine rather than sachets, and breakfast can come to you rather than the other way round. Dogs are welcome in a handful of rooms if you ask before you book; cats are not.
Atholl Arms Hotel sets a minimum age of 18 in its own house rules, written at athollarmshotel.com, and read there on 11 August 2026. A house whose rule drops below eighteen, or stops naming an age, is taken off HUSH — how every house is checked.
The kitchen spills out to a covered Garden Terrace right on the riverbank, where the Tay runs past over its pale shingle. This is where the day unwinds: sharing boards and stone-baked pizza, a raspberry cocktail or an espresso martini, the wooded far bank turning gold as the light goes. Indoors, the RiverView Restaurant, Z's Bistro and the bar carry the same easy, unhurried spirit.
No two bedrooms repeat. One wears a jungle of banana leaves, another a forest of birch; there are deep red velvet headboards and gold slipper baths, art-deco fans and painted herons on the cushions. The larger suites give you a sitting room and tall Georgian windows over the town, while the bathrooms come with rainfall showers and generous tubs made for a long soak.

Asking the house for its rooms…
Breakfast and location were excellent.
This hotel had bags of character. The fact it was dog friendly could be seen in the dog portraits all up the stairs. The dining room overlooks the River Tay and was a lovely room. I was sorry that I had my evening...
Breakfast was very good.
Staff most helpful. Excellent porridge and lovely fry in the morning and a beautiful evening meal. Situation on the river is very scenic, and the atmosphere was very relaxing

The house lists these as things to do from here. Where a line is marked off-site it is not on the property — a dive site, a trail, a stable. That mark is ours, not theirs.
Book the Master Suite and you get thirteen hundred square feet under the original ceiling, a fireplace, three windows on the Tay, and a bathtub set into the room itself rather than the bathroom. Book direct and a bottle of something cold is already chilling when you arrive.
A dinner, bed and breakfast rate lets you spend your evening meal allowance in any of the three — the RiverView Restaurant, Z's Bar & Bistro, or the Beer Garden, whichever suits the weather. The RiverView does not take dogs, so the bistro or the garden are the ones to pick if yours is travelling with you.
The hotel stands at the head of the arched bridge over the Tay, so the cathedral town and its conservation-village streets are on the other side of the water, not a drive away. It is reason enough to leave the car where it is for the day.
Select rooms take dogs, but they are only guaranteed if you book directly with the hotel and check with reception first — no cats or other animals are allowed, and any damage they cause is chargeable.
