Just under two miles from Pitlochry's Atholl Road, the tarmac turns into a private road that climbs a wooded hillside; you leave the car fifty to a hundred metres below and take the steps up, bags carried for you if you ask ahead. At the top is a pine lodge built as one room around a wood-burning stove, with a hot tub on the deck and a view over farmland to the hills. Kinnaird takes no guests under eighteen — kept for two people with a week and nothing scheduled.
Inside, it's pine throughout — floor, walls, the open-plan kitchen and lounge built around the stove — with a window wall over the deck that holds the hill outside rather than the room. There is one lodge on this listing, built as a single space rather than divided rooms, so nothing needs explaining to anyone else: bedroom, kitchen and fire under one roof. Complimentary parking sits fifty to a hundred metres from the door, though every lodge is on a hillside and reached by at least one set of steps. Evenings mean the hot tub after dark and the stove lit for when you're back inside; from May to October the charcoal BBQ and smoker come out too. Kinnaird was created by the Burrows family, who still run it.
Kinnaird Woodland Lodges sets a minimum age of 18 in its own house rules, written at selfcatering-in-scotland.co.uk, and read there on 11 August 2026. A house whose rule drops below eighteen, or stops naming an age, is taken off HUSH — how every house is checked.
Step out of the patio doors and the deck is yours alone, a private hot tub set to face the valley so you can sink in and watch the light move over the hills. There is quality outdoor seating for slow mornings and a charcoal barbecue with a smoker through the summer months, so an evening can drift from the water to the grill without ever leaving home.
The living space is one generous open-plan room: a wood-burning stove throwing out heat, a soft grey sofa turned to the window, and a small dining table where the hills fill the glass. Robes hang ready by the door, the kitchen is fully fitted for cooking in, and everything is designed to be closed off from the world for a night or two of quiet.
